Inner city development

Rodgau is growing - and that's not a bad thing at first. To ensure that everyone can live well here, we want to carefully develop our town from the inside out so that the character of the town is preserved - for a Rodgau that remains vibrant, but also takes existing structures into consideration.

What is internal development?

Internal development means utilising existing areas in the urban area more efficiently in order to create living space without consuming new areas in the countryside.

Possibilities

  • Extension
  • Loft conversion
  • Cultivation
  • Development in the second row
  • New construction on vacant lots

Attention is paid to good transport connections, green spaces, infrastructure and the protection of nature.

What is the city of Rodgau doing about this?

The town of Rodgau has developed an internal development strategy for this purpose. This strategy shows:

  • Under what conditions is additional development possible in the future
  • Where further building development is ruled out

It thus provides a framework and serves as the basis for future development plans. Until a development plan is explicitly adapted, existing plans remain valid.

What does that mean in concrete terms?

In future, anyone who owns their own property will know what is permitted and what is not. It is up to the owners to decide whether to make use of the opportunities created.

Advantages

  • New flats in your neighbourhood for children, grandchildren or in old age
  • Utilising existing areas means conserving resources
  • Utilisation of existing roads and lines saves costs
  • More green structures reduce overheating and protect the environment
  • Better utilisation of local services, local amenities, culture and public facilities
  • Building specifications prevent uncontrolled densification and ensure urban development quality
  • Clear rules create planning security for residents, owners and investors

Densification and regulation complement each other: densification brings growth, efficiency and sustainable use of space, while targeted regulation ensures that this growth is of high quality, socially acceptable and ecologically sound.

Outlook

By resolution of the municipal council, the inner development strategy forms a framework for the gradual development of individual areas. The strategy shows the conditions under which additional development is possible on a plot of land in future and where further building development is ruled out.

The areas will be considered one by one in the future, and the citizens living there will be informed and invited to participate. Initially, the following areas are to be provided with a proposal for internal development:

Information on the starting area will be announced on this page.
