Specialist building consultancy

The Building Consultancy department is the first point of contact for answering open questions about building, whether for new builds, conversions or extensions.

Tasks and responsibilities

• Clarification of questions relating to the development plan, including the building window (limitation of the development), the area of the property to be built on (GRZ = floor area ratio), roof shape, roof pitch, number of permitted storeys, building height, the area of the property to be landscaped and, if applicable, the selection of plants to be used.
• Consultancy also in areas where there is no development plan (e.g. in places in the old towns) and assessment of the surrounding development in accordance with Section 34 of the German Building Code (BauGB)
• Explanation of innovations in the building permit procedures and the Hessian Building Code (HBO)
• Preparation of declarations as to whether or not the building project requires authorisation
• Clarification of questions regarding approvals and building permits with regard to neighbouring rights
• Tips and information about building permits, which must be applied for or are issued by the building inspectorate of the Offenbach district based in the district building in Dietzenbach.
